Creating Long-Term Value Through Trusted Land Promotion

We specialise in promoting unconsented land through the planning process, transforming strategic sites into fully serviced, development-ready parcels. By unlocking planning permission and delivering the supporting infrastructure, we create significant value from land for landowners that would otherwise have had a limited market. Throughout this process, we work in close partnership with landowners, building long-term relationships founded on transparency, accountability and respect for individual landholdings and family legacies.

Trust, Responsibility and Legacy

In a region experiencing sustained growth in both housing and employment, the promotion of land for planning permission carries a heightened responsibility.

At the heart of strategic land promotion is trust: the trust of landowners that we have the expertise, resources and determination to successfully secure permission, and that any future development will remain true to its original vision. Likewise, the trust of planning authorities and local communities that we will deliver schemes that respond positively to local needs, policy requirements and long-term placemaking objectives.

While Markham & George is proudly based in Huntingdon, we recognise that we are temporary custodians of the places we help create. Our responsibility is to ensure that what we deliver enhances the communities it sits within, integrates sensitively with its surroundings, and leaves a lasting, positive legacy for future generations.

Proven Strategic Land

We are proud to have a 100% success rate across the strategic sites we have promoted since entering this market eight years ago. The following schemes represent some of the strongest examples of our approach and capability:

Former RAF Brampton, Cambridgeshire

The successful regeneration of a highly complex former RAF site, delivering over 600 new homes alongside a village hall and theatre, local retail, and a care home. Brampton Park is now a thriving community, successfully and carefully integrated with the existing village.

Fairfield Park, Bedfordshire

Planning permission secured for 333 new homes, a new lower school, local retail and a care home on a sensitive edge-of-settlement site. Now in the final stages of construction, the development has become a popular and well-established community asset.

Fenstanton, Cambridgeshire

A draft allocation secured in the emerging Local Plan for over 60 acres of employment land, delivering approximately 1.25 million sq ft of employment space. The scheme includes essential highway improvements and occupies a strategically important location adjacent to the former A14, now the A1307.

The Lattenburys, Cambridgeshire

A flagship mixed-use draft allocation comprising two new, connected villages forming a single community of approximately 4,000 homes. Located southeast of Godmanchester and south of the Hemingfords, the scheme repurposes the former A14 corridor and capitalises on enhanced regional connectivity. This allocation represents the highest level of confidence in our ability to deliver high-quality new communities alongside historic settlements.
